The combination of significant recent investment in Chattanooga’s Innovation District and potential future investment opportunity creates the need for a plan that will encourage and guide appropriate development consistent with the District’s goals and objectives. Key development parcels were analyzed to develop a realistic vision of the targeted properties.
The study area was comprised of a specific portion of the Innovation District including UT-Chattanooga (UTC), public properties, and private infill all centered around the Bessie Smith Cultural Center. The plan celebrates the Center’s importance through activated, connected streetscapes, a mix of uses, affordable housing, and new parking facilities. Additionally, UTC’s campus integrates into downtown and the MLK corridor with student housing, amenities, open space, and strong pedestrian connections.
